Electric and gas — what we look at

Electric

Rate schedule vs. usage profile, demand charges, riders and pass-throughs that have crept up, and whether a competitive-supply contract (where your state allows it) would beat the utility default.

Gas

Commodity vs. delivery, capacity and balancing charges, and fixed vs. index contracts that no longer match how the location uses gas. Multi-site operators often have different deals — or no deal — at each meter.
